The following described property will be sold at public auction to the highest bidder  for cash or certified cashier’s check in the main lobby of the Sheridan County Courthouse in the City of Rushville, County of Sheridan, Nebraska, on November 6th, 2014 at 10:00 o’clock a.m., to-wit:

Section Six (6), Township Thirty-four (34) North, Range Forty-Six (46) West of the 6th P.M., Sheridan County, Nebraska;

Southwest Quarter (SW 1/4), Northwest Quarter of the Southeast Quarter (NW 1/4 SE 1/4), Southwest Quarter of the Northeast Quarter (SW 1/4 NE 1/4), Northwest Quarter of the Northwest Quarter (NW 1/4 NW 1/4), South Half of the Northwest Quarter (S ½ NW 1/4) Section Twenty (20), Township Thirty-four (34) North, Range Forty-six (46) West of the 6th P.M., Sheridan County, Nebraska; and

All of Section Thirty-one (31), Township Thirty-five (35) North, Range Forty-six (46) West of the 6th P.M., Sheridan County, Nebraska,

Sale subject to any and all: (1) real estate taxes, (2) special assessments, (3) easements, covenants, restrictions, ordinances, and resolutions of record which affect the property, (4) prior mortgages and trust deeds of record, and (5) unpaid utility bills, if any.  The highest bidder is required to deliver cash or certified funds to the undersigned by the close of business on the day of sale, except this requirement is waived when the highest bidder is the beneficiary.  The purchaser is responsible for all fees or taxes, including the documentary stamp tax.  This sale is made without any warranties as to title or condition of the property.
