The following described property will be sold by the Trustee at public auction to the highest bidder at the West Lobby of the Sheridan County Courthouse in Rushville, Nebraska on March 26, 2018 at 1:00 P.M., Mountain Standard Time:
Lot 14, Block 18, Nelson’s Addition to Rushville, Sheridan County, Nebraska
This sale shall be held open for a maximum of thirty (30) minutes from the opening of the sale, unless active bidding is taking place and then, at the discretion of the trustee, the sale may be extended. The terms shall be Ten Percent (10%) down in certified funds on the date of sale and the balance of the sales price shall be due at 4:00 p.m. on the date of sale.
A real estate title report will be obtained by the Trustee and will be available for inspection on the date of sale.
The property will be sold subject to any existing, superior liens including real estate taxes, whether delinquent or accruing, and any reservations, easements, covenants, rights of way, or other restrictions of record.
The highest bidder is required to deliver the Ten Percent (10%) down payment in certified funds to the Trustee at the time of sale, except this requirement is waived when the highest bidder is the beneficiary. The purchaser is responsible for all fees or taxes, including the documentary stamp tax. This sale is made without any warranties as to title or condition of the property.
